Is it smart to sell my home on my own?

When selling your home, you have the option of doing it on your own. It’s your home and you’ve poured years of labor and love into it. You know all of its little quirks and charms, so why would you need to count on a real estate agent, someone who has never stepped foot into your home, to help you sell it?  The answer is in that very same question. A real estate agent doesn’t have the intimate knowledge and years of fond memories that you do--nobody will. And while they understand your warm feelings, they will leave emotions that can sometimes drag out a sale out of the process.  They will use hard market data and years of home selling experience to get you the best and most realistic closing price for your home. Not to mention how much easier they can make the entire process, which will allow you to sit back and enjoy the final days in your home.

Here are a few reasons why it may be smarter to go with a real estate agent:

They have access to the most current market information

Real estate agents have access to professional resources such as the Multiple Listing Service (MLS) to obtain comparable sales data for your neighborhood. With this information, they can more accurately determine a starting point for determining your home’s value and listing price. If your home is listed appropriately it can keep buyers and sellers closer in price, expediting the sale. If a buyer has the home appraised and the price comes back far lower than you listed it for on your own, the sale will quickly fall apart and send you back to the drawing board.

They are there to handle any complications

Selling a house has many steps, including prepping the home, scheduling a home inspection, scheduling an appraisal, receiving and negotiating offers, closing on the home, and everything in between. An experienced real estate agent is there to assist you and make sure everything is in proper order for a successful sale every step of the way.  And they will be the experienced voice in your corner if you receive an unfavorable appraisal or inspection. Plus, they can serve as a needed buffer if negotiations with a buyer get difficult.

They know how to make your home stand out

An experienced real estate agent has been selling homes for years, and in that time, they have learned what appeals to the minds of homebuyers. They can make some suggestions on how to stage your home to enhance and draw attention to its most sellable features. Sometimes this may include some light renovations, such as painting the walls a lighter color to brighten the interior. Or simple yet effective techniques like removing shelf clutter and eliminating some pieces of furniture to help the home look more spacious. All real estate agents have a wealth of knowledge in prepping homes to entice even the most discerning buyer. Plus, many real estate agents are equipped with marketing resources to make your home look as appealing as possible to potential buyers. Often real estate agents can help set up virtual tours and take professional photos to really help your house pop on listing sites.

They are available to show your home when you aren’t

It can be tough to juggle work and the rest of life’s responsibilities with showing your home to interested buyers.Real estate agents can take the burden away by handling the scheduling and personally showing your home. In many cases, buyers actually prefer to tour a home without the homeowner present.
